Project Overview
The client acquired this property with a clear vision to undertake an immediate programme of modernisation and spatial enhancement. The primary objective was to transform the existing layout by increasing the kitchen/ utility and bathroom accommodation while removing the outdated and poorly constructed conservatory.
A key requirement of the brief was to extend exclusively to the side of the property in order to preserve and maximise the rear garden space, creating a more functional and contemporary family environment without compromising outdoor amenity.
Design Challenge
The architectural proposal presented a unique spatial constraint: the extension needed to maintain full driveway access to the existing garage located at the rear of the property. This significantly limited the available build width and required a carefully considered design strategy to achieve both practicality and visual impact within a compact footprint within a limited budget.
Spatial Innovation
Our solution focused on maximising volume and natural light within the restricted side extension envelope. To enhance the sense of openness, we introduced a dramatic full-height vaulted ceiling to the new Kitchen and Utility space, creating a light-filled interior with increased vertical scale and architectural character.
Seamless Interior Flow
To unify the internal spaces, a single structural steel beam was installed across two existing window openings. This intervention enabled the creation of a seamless open-plan connection between the new kitchen and the former ground floor bathroom area, dramatically improving circulation and visual continuity throughout the home.
Intelligent Layout Planning
Given the limitations imposed by the existing drainage infrastructure, a carefully planned “dog-leg” arrangement was developed to optimise the internal layout while accommodating the primary drainage exit point. This strategic configuration ensured both functionality and construction efficiency without compromising the overall design aesthetic.
Outcome
The completed proposal delivers a highly practical and cost-effective architectural solution that maximises every available square metre of space. Through intelligent planning, structural innovation, and enhanced spatial design, the project successfully transforms a constrained side area into a contemporary, spacious, and highly functional extension that complements the existing property while preserving valuable rear garden space.
