Project Brief
The client’s vision was to transform the existing rear extension by removing a small dining room lean-to and a poorly constructed kitchen outrigger that no longer met the needs of modern family living. The brief called for a contemporary open-plan Kitchen, Lounge and Dining space, complemented by a new Utility Room, with a strong emphasis on maximising light, space and connectivity throughout the ground floor.
To achieve the desired open-plan layout, a sophisticated structural steel solution was developed to support the existing upper-storey walls while creating expansive uninterrupted living areas. The original design incorporated a combination of a partial pitched “lean-to” roof and flat roof sections with roof lanterns to enhance natural daylight and architectural character. During the evolution of the project, this was refined into a striking vaulted ceiling design with Velux rooflights, further enhancing the sense of openness and volume within the space.

Our design approach focused on delivering a seamless and contemporary rear extension that balanced structural complexity with refined architectural detailing. A comprehensive structural steel framework, together with reinforced foundations, was carefully engineered to accommodate the increased loading requirements and support the retained upper floors.
Architecturally, the scheme combined a partial pitched roof element to the side and front elevation with a contemporary rear extension form, originally featuring flat roof sections and roof lanterns before being developed into a more dramatic vaulted roof design with integrated Velux rooflights. This evolution created a brighter, more spacious interior environment filled with natural light.
Internally, thoughtful spatial planning was essential to maximise functionality throughout the ground floor. A bespoke under-stair access door was designed to provide discreet and efficient access to the bathroom from the ground-floor bedroom, ensuring valuable floor space was preserved while maintaining a clean and cohesive interior layout.
